Our services include but are not limited to:
Sole key holder for your house. As your single point of contact there will be no more providing all of your trades, repair and cleaning persons with multiple keys to your home. Admire Your Home Management will coordinate with your people to open the home, disable the alarm and provide them with what they need to complete their tasks. Once they are finished we will return, inspect the home to ensure that the work was done, reset the alarm and lock up. We will then report our findings to you. If you would feel more comfortable that we remain in the home while service providers are present that can be arranged as well. (An hourly fee will apply).

Coordination of service providers and appointment scheduling of Time Warner cable, Century Link, Nueces county water, AEP Electric; private contractors for your, HVAC, plumbing, electrical, cleaning, maintenance, parcel service, furniture deliveries, etc.

24/7 Emergency response to alarm(s) or any other emergencies as they arise as long as conditions permit. Admire Your Home Management will register with the local police & fire department as your agent or point of contact. You register us with your alarm company and we will receive those late night/early morning alarm or emergency calls. Of course, we will respond and provide you with our findings. Emergency plans will be drafted for your specific property’s needs (hurricane, fire, flood, etc.).

In addition to our Monthly Inspections and Maintenance we will perform the following Fall & Spring Check-up.

EVERY FALL

- Inspect roof surface, flashing, skylights, eaves, and soffits; repair if needed. 
- Inspect attic and basement for signs of leaks, birds, squirrels, bats, and unwanted guests. 
- Clean out gutters and downspouts. Inspect and repair weak points; check for proper slope
- Clean chimney flue; repair any cracks in flue. 
- Have fireplace professionally inspected
- Inspect and power wash siding; repair if needed
- Inspect caulking and replace any that is deteriorating
- Replace any cracked or broken glass in storm windows or doors. 
- Tighten or repair any loose or damaged frames and repaint if needed
- Inspect and replace any deteriorated window or door weather stripping
- Close or install storm windows.
- Replace any rusted or corroded outdoor water valves or faucets. 
- Check electrical panels and outlets for wear.
- Wash-down the outside HVAC condensing unit. Spray contacts with anti-corrosion solution.
- Test sump pump
- Store outdoor furniture and cushions.
- Clean garage. 
- Rake leaves and aerate the lawn.
- Prune trees and shrubs.
- Deep clean house. 
- Dust blinds, ceiling fans and vacuum curtains throughout your house.
- Schedule Commercial Carpet Cleaning
- Schedule Dryer Vent Cleaning
- Clean kitchen and bathroom cabinets and throw away outdated food, medicine and cosmetics 
- Tune up major home appliances before the holidays.
- Test smoke and carbon monoxide detectors and set clocks back for fall. 
- Check accuracy of HVAC thermostat; replace if it is not functioning properly. 
- Clean vents and registers
- Inspect caulking around tubs, showers, and sinks; replace any if it is deteriorating. 
- Dye test toilets and repair as needed.
- Clean faucet aerators and shower heads with vinegar to get rid of mineral deposits. 
- Flush hot water heater and remove sediment; test pressure relief valve.
- Wash fan blades and housing on range hood.
- Tighten drain connections and fasteners on garbage disposal. 
- Vacuum your refrigerator coils. 
- Inspect your dishwasher for leaks. 
- Test ground fault circuit interrupters in your home. 
- Check electric cords and wires for damage and wear; repair or replace as needed.
- Clean water inlet filters on washing machine; check hoses and replace if leaking.

Monthly inspection and maintenance:

- Flush toilets, run showers and sinks
- Run motor vehicles (if requested)
- Check fire extinguishers; recharge or replace if needed
- Inspect tub and sink drains for debris; unclog 
- Clean and flush garbage disposal
- Replace/clean HVAC System filters (or as requested by homeowner).
- Verify HVAC condensate drain is flowing freely while air conditioner is running
- Verify the float switch or overflow pan on a second floor air handling unit is clear of obstructions and functioning properly.
- Clean range hood filters
- Clean faucet aerators and showerheads to remove mineral deposits.
- Check grout/caulking in tile or marble in wet areas; repair as needed
- Check water-purification and water-softener filters; replenish salt if necessary.
- Test the water-heater pressure and temperature-relief valve for proper operation.
- Wash and rinse the clothes-dryer lint screen.
- Clean windows (outside) 
- Oil and Check all locks; repair or replace as needed
- Oil all moving parts of garage door
- Test the auto-reverse safety feature on garage-door openers.
- Schedule pest control
- Test smoke and carbon monoxide detectors
- Moisture - check building foundations.
EVERY SPRING

Spring is a big season for home maintenance. They don’t call it “Spring Cleaning” for nothing. Especially focus on the exterior of your home as it’s just gone through winter and is preparing for summer heat and humidity.

- Inspect roof surface, flashing, eaves, and soffits; repair if needed.
- Inspect roof from attic to see if there is any water staining from leaks or any visible damage.
- Inspect Gutters – cleaning, maintenance and repairs
- Inspect and power wash siding and repair if needed.
- Inspect caulking and replace any that is deteriorating.
- Fill cracks, caulk edges, repaint windowsills, doorsills, and thresholds
- Clean window and door screening and repair or replace if needed; tighten or repair any loose or damaged frames and repaint if needed; 
- Replace broken, worn, or missing window and door hardware; tighten and lubricate door hinges and closers.
- Have professional inspection and service of the HVAC systems.
- Clear dead plants/shrubs. 
- Prune trees and shrubs. 
- Fertilize lawn. 
- Check trees for interference with electric lines.
- Touch up peeling or damaged paint. 
- Wash all windows, inside and out.
- Clean outdoor furniture and air out cushions.
- Inspect decks, steps, and wooden structures for wood rot and other damage. 
- Weatherproof wooden surfaces every two years.
- Remove flying insect nests. 
- Replace the batteries in smoke and carbon monoxide detectors. Test/clean/dust.
- Set clocks forward.
- Wash and change seasonal bedding.
- Dust blinds and vacuum curtains throughout your house.
- Clean kitchen and bathroom cabinets
- Schedule Commercial Carpet Cleaning
- Schedule Dryer Vent Cleaning
- Schedule HVAC Duct Cleaning
- Test ground-fault circuit interrupters. 
- Inspect electrical boxes, outlets and cords for wear.
- Tighten any handles, knobs, racks, etc.  
- Drain or flush water heater. 
- Clean garage.
